Request real estate inspectionSeptic inspections
It's the first line on Ryan's own site: a specialist in septic system inspections for real estate, environmental health permits and refinancing requirements.
Four kinds
These are the four inspection types on Ryan's request form. Pick one when you book. If you're not sure, your agent, lender or the county permit will say which.
For buyers, sellers and agents during escrow. Send the escrow or contingency date with your request so the inspection is booked in time.
Request real estate inspectionWhen a county permit requires a septic inspection, for example before an addition or a change of use.
Request permit inspectionInspections that a county's environmental health department calls for.
Request environmental inspectionA check-up on a system you already own: how full the tank is and what Ryan sees while it's open.
Request maintenance inspectionThe no-conflict rule
In a sale, everyone wants a clear answer about the septic system: the buyer, the seller, both agents and the lender. That answer is only worth something if the person giving it doesn't profit from the bad news.
Ryan's Pumping Service does no repair work at all. It's stated on the About page. You get what Ryan saw, in plain words, and the freedom to take it to any contractor you choose.

Before you book
“Friendly and efficient. Gave me good explanations of everything to do with septic tanks.”
“Obviously knows what he's doing. Is clean & neat. Assessed the situation & did excellent work. He's now our 'go to' guy.”
“Very professional and informative. He does a clean fast job. Took less than an hour for him to be in and out emptying a full [tank] and flushing out the pipes.”
Send the address and the escrow date. Ryan will tell you when he can be there.
