Build-outs, start to finish.

Plans that are ready to build.
We bring the resources that deliver the critical elements of a project to a successful completion: layouts that fit the space, details the trades can build from, and drawings coordinated before work starts, not during it.
The trades, under one contract.
Every build-out touches several trades. We run them as one job, so the plumber, the drywall crew and the painter are working from the same plan and the same schedule.
Numbers you can build to.
We track trends in cost, quality assurance, preventative maintenance and the other operational details that decide what a space really costs. You get an estimate grounded in how the job will actually be built.

What is a tenant improvement?
A tenant improvement (TI) is the construction that turns a commercial space into a usable one for a specific business: new walls and rooms, doors, ceilings, plumbing and HVAC changes, paint and finishes. It can be a first build-out of an empty shell or a remodel of an existing suite.
What kinds of space do you build out?
Office, warehouse, manufacturing, retail and light commercial space.
Which trades do you handle?
Carpentry, drywall, plumbing, paint, HVAC and concrete, with project management tying them together. Architectural design and cost estimating are part of what we offer, too.
Can you give us a cost estimate before we commit?
Yes. Cost estimating is one of our four service lines. Send what you have, whether that is a full drawing set or a sketch of the floor plan, and we will tell you what we need to price it.
Are you licensed?
Yes. Our California contractor license is CSLB #645043. You can look it up on the Contractors State License Board website.
Where do you work?
Our office is at 9110 Marcella Ave in Gilroy, and we have served businesses throughout the Bay Area since 1956. Tell us where your space is when you start a project.
Send us the floor plan.
Tell us the space, the size and when you need to move in. We will set up a walk-through and put real numbers on it.
